A property should be handed back to the Landlord in the condition the Tenant took it in, fair wear and tear considered.

 

 For this reason we strongly recommend that in independent inventory company visit the property produce a Schedule of Condition or Inventory and to check the Tenant into the property on the day the Tenancy starts. This will give a detailed register of the condition of the property when the Tenancy started, and can help to resolve any disputes at the end of the Tenancy.

 

 The fee for the preparation of the Inventory and check-in is covered by the landlord and the check-out fee paid by the tenant. An approximate guide to costing can be given beforehand
